The 118 Residence, conceptualised by Arkitek Dataran, Mahajaya’s architectural design wing, represents a thoughtful approach to contemporary family living. This single-family home is designed with utilitarian principles, accommodating up to six occupants while maximising every square foot of living space.

“We designed 118 Residence with the single-family unit in mind—parents, children, and even grandparents. Every inch of space in 118 Residence is thoughtfully designed to avoid space loss, with every element serving a purpose without sacrificing comfort or aesthetics,” explains Ar. Lee Keng Yew, the architectural advisor of Mahajaya.

At the heart of the 118 Residence is a commitment to functional design that serves multi-generational family needs. The ground floor features accessible living spaces ideal for elderly family members, eliminating the need to navigate stairs. The home boasts four well-proportioned bedrooms, each meticulously planned to accommodate essential furniture including king-sized beds, wardrobes, and study areas.

Redefining Space and Light

The centrepiece of daily family life is the expansive, free-flowing kitchen that seamlessly connects to the dining area. Measuring 10 feet wide and extending 15 feet in length, this generous culinary space encourages family interaction while providing ample room for meal preparation.

A standout feature of the 118 Residence is its innovative approach to natural lighting. Unlike typical terrace houses that often suffer from gloomy interiors, this design incorporates a strategic roof light near the staircase.

“Traditional terrace houses tend to be dark inside. Our solution was to introduce a carefully positioned roof light that transforms the interior ambience,” notes Ar. Lee. “This 4-by-3-foot feature, angled like a corner window, brings natural daylight cascading down the staircase and into the dining area.”

Modern Aesthetics with Practical Features

The exterior showcases a modern minimalist aesthetic that extends to the interior spaces, with clean lines and uncluttered surfaces. Practical considerations include a column-free two-car porch with a flat roof designed for easy maintenance access.

“Modern minimalism isn’t just about appearance—it’s about creating spaces that are easy to maintain and adapt to changing family needs,” Ar. Lee emphasizes. “Even details like the flat roof over the car porch were designed for accessibility during routine maintenance.”

Building Community Through Design

Beyond the individual homes, the 118 Residence development features thoughtful community elements. Residents enjoy pedestrian-friendly access throughout, including convenient backyard pathways that provide easy movement to the children’s playground. The road infrastructure is government-maintained, while residents have established their own association to implement security measures, including a designated space for a future guardhouse.

“A home doesn’t exist in isolation—it’s part of a neighbourhood,” says Ar. Lee. “We’ve created spaces that encourage interaction while respecting privacy, helping to foster a real sense of community.”

The 118 Residence represents a harmonious balance between aesthetic appeal and practical family living. By combining space efficiency, natural light, accessibility, and modern design principles, Mahajaya has created homes that respond intelligently to the needs of contemporary families while fostering a sense of community within the development.
