How to Buy a Mahajaya Property: Step-by-Step Guide to Your New Home

Buying a property is one of life’s biggest decisions; for many, it can feel like a complex process. But with the right guidance and support, it can become a rewarding experience. We spoke to Low Yoong Yaw, Senior Sales Executive at Mahajaya, who shares what buyers can expect, including helpful tips and behind-the-scenes support that make all the difference.

At Mahajaya, the journey of becoming a homeowner is made smoother with a clear, step-by-step approach. Whether you’re taking your first step onto the property ladder or upgrading to a larger, more comfortable space, the process can seem overwhelming at first. Thankfully, Mahajaya makes it straightforward, with personalised assistance, attractive incentives, and a clear process from start to finish.

Where It All Begins

According to Yoong Yaw, the process begins with a visit to Mahajaya’s Sales Gallery and Show Unit. “This is where buyers can really picture themselves living here,” he explained. “They’ll get to walk through either the furnished or bare show unit, ask questions, and understand how the layout works for their lifestyle. Our homes are designed with practicality and comfort in mind, and buyers appreciate the spaciousness, like The Courtyard’s 24’ x 80’ and 24′ x 90′ units that let in a lot of natural light.”

Beyond the homes themselves, location is a strong draw. Mahajaya’s developments are situated within matured townships like Bandar Damai Perdana in Cheras that are already well-connected and well-served by amenities. “Buyers are very aware of the value that comes with an established neighbourhood,” Yoong Yaw noted. “They’re not just buying a house; they’re buying into a complete environment where everything from schools to shops is already in place.”

Getting the Numbers Right

Once a buyer has identified their preferred unit, the next step is to go through the financials. Mahajaya properties are sold at reasonable price tags, making them preferred by many families and working professionals. “We make the breakdown as transparent as possible,” said Yoong Yaw. “After they have selected the desired unit, buyers will pay a booking fee, followed by a downpayment when they sign the Sale and Purchase Agreement (SPA). We also offer a special rebate, so that helps lighten the burden.”

He added that Mahajaya’s team works closely with buyers to ensure they understand every detail of the payment structure. “We guide them step by step, from explaining the incurred fees, the net payable amount, to how the disbursement works. For buyer’s convenience, the payment can be done through cheque, credit card or online transfer methods.”

Financing Made Simple

When it comes to securing a loan, Mahajaya collaborates with a wide panel of banks, although buyers are free to choose their preferred financing institution. “We currently work with major names like Public Bank, Hong Leong Bank, UOB Bank and many others,” said Yoong Yaw. “Interest rates are quite competitive at the moment, and we are always ready to help buyers connect with their preferred bankers.”

Signing the Agreements

Once financing is approved, it’s time to sign the SPA and the loan agreement. To ease the process, Mahajaya offers free legal fees when buyers use panel solicitors. “This is a big plus,” Yoong Yaw explained. “Legal fees can add up quickly, so having them waived saves a significant amount. We work with trusted legal firms like J.M. Chong, Vincent Chee & Co and Hoo & Co, who are familiar with our developments and efficient with their paperwork.”

Looking Ahead to Completion

Construction is scheduled to be completed by the fourth quarter of 2025. Once the Certificate of Completion and Compliance (CCC) is issued, and the bank has disbursed up to 90% of the loan amount, buyers will be notified to collect their keys. “We aim to hand over the keys as early as Q4 2025,” Yoong Yaw shared. “Of course, that depends on how smoothly the final payments and documentation go, but we’re on track and our admin team will coordinate closely with each buyer.”

Why Buyers Keep Coming Back

For Yoong Yaw, one of the most rewarding parts of his role is seeing returning customers. “Many of our buyers are actually repeat clients,” he said with a smile. “They’ve either owned a Mahajaya property before or heard about us through word of mouth. That kind of trust isn’t built overnight; it comes from consistent delivery and reliability.”

He believes Mahajaya’s strengths lie in offering more than just a place to live. “We build homes that support family life, with space, accessibility, and quality that lasts. For many, it’s not just a purchase. It’s a lifestyle upgrade.”
